I have been in the Real Estate Industry for more than 20 years in the California Bay Area. I have seen the great and dynamic markets change consistently. From the Boom, before the recession that preceeded the Loma Prieta earth quake, to the recession that deepened after the earthquake of 1989. During those days, it would take a year or more to sale almost any home. I always took a good book to an open house during those days, because very few people,if any would stop by. But of course, it wasnt long after, that Silicon Valley was booming. I didnt take a book to open homes in those days.Homes were selling so fast, it was increadible. The bay area, was creating several millionaires per day and they were all eager to buy homes. Even the old shacks were selling overnight, many times with multiple offers and sometimes offers were $100,000 or $150,000 over the asking price.
Hmm, just thinking about those days gives me a little tickle, you'ld never know it in todays 2008 Real Estate Market. Home prices are dropping back to the pre-silicon valley days. Home price drops of $300,000 or more are not unusual, the Real Estate markets truly are fickle.
But there really is a trick to selling homes... and it works fairly consistently, and sometimes it's fairly simple. The trick is to appeal to the senses and the emotions. People really do buy a home with their emotions. A few times, out of desperation, when I had hard to sell listings, I would go out and buy a few throw carpets,scented candles or plants and strategically place them in the home,just like magic, I would start to receive offers on the home.
Pretty soon it started to become an art. A few vases with fresh flowers. A few scented candles and decorative throw rugs, viola, the offers started to come in. And then When escrow closed, I would take my decorations to the next listing. Although, I did leave them on occasion. Honestly, one time, I had a special request to leave the scented soaps in the bathroom of a Million Dollar home. Those scented decorated soaps helped to sell my listing.
Thats when the concept, for "Find Your Dream Home, One Stop Shopping"began.
Because after taking so much time to decorate so many homes, I started to appreciate, what a differnce, even little things can do to make a house a home.
